West Court provides a quick and cost effective means to establish, expand or relocate your business. Whether you’re an entrepreneurial startup or a global business, our newly refurbished contemporary office suites can offer a flexible, affordable solution.Based in the heart of the historic Yorkshire mining village of Allerton Bywater, West Court is available for tenancy on a range of straightforward contracts; from one year through to a five year lease.


Amongst our facilities is the West Court conference hub, which is available to reserve for those all important business discussions. The boardroom-style meeting space boasts state of the art conferencing facilities and is equipped with a wall mounted AV screen which is compatible with most devices. Meetings in the hub can be catered for through our local catering supplier.

West Court clients also benefit from onsite receptionists who can assist during general working hours with welcoming and signposting visitors, plus dealing with any West Court queries you may have along the way. Consider us part of your team.

  • How are West Court Offices priced?
    The price of each office is based on its size. We have offices that are 200, 300 and 400 square feet.
  • Are business rates included?
    We do not include business rates in our rent as many occupiers can benefit from Small Business Rates Relief.
  • Is furniture provided?
    A number of desks, chairs and drawers are included in the rental - the quantity varies according to the office size. Should you wish to purchase additional matching items then we would be more than happy to connect you with our supplier, alternatively it can be supplemented with your own furniture.
  • Do I get a phone with my office?
    Phones can be rented or purchased A low cost package including line rental plus unlimited calls to UK mobiles and landlines is available.
  • Are telephone call charges extra?
    Telephone line rental and call charges are extra but we do have a low cost package available that includes line rental and unlimited calls to UK mobiles and landlines. Alternatively you can choose to pay for the line rental plus the individual call charges. All phone costs are invoiced as a separate item to the office rental.
  • Will I be charged for broadband?
    We include a 50-50-50 broadband service in the rental charge. 50 MB download speed 50 MB upload speed 50 GB monthly data allowance This can be upgraded to an unlimited data package for an additional monthly fee. If you require any further information, please speak to our reception team.
  • Is electricity extra?
    Electricity is included within the standard monthly rental.
  • Are there any additional charges?
    A bond equal to one month's rent is payable on the signing of the lease agreement.
  • What is the difference between renting a serviced office and a normal office?
    West Court serviced offices offer a number of additional benefits including; • Inclusive rental providing excellent value for money • Inclusive broadband • Free phone and low call costs • Reduced repairing and maintenance liabilities In summary, we provide the flexibility a modern business needs at an affordable price, taking care of running the building so you can focus on running your business.
  • How do West Court Offices differ from the other providers in the market?
    We designed our offices with businesses of all sizes in mind, allowing us to offer services that are simple, affordable and flexible with no hidden extras. We rent offices rather than “workstations” leaving you to choose how you use your space.
  • What broadband services are available?

  • Is there a receptionist or administrative support?
    West Court Offices have a team of receptionists who are there daily to ensure smooth running of the building and to prepare the meeting room for all bookings. We can provide a telephone answering service if this is a requirement for your business.
  • Do I get my post delivered to me?
    The postman delivers mail to our reception staff who will store all mail behind reception until you are available to collect it. Alternatively it can be left in your office - you just need to sign to give permission for our receptionist to access your office whilst you are out.
  • Is there someone to assist with the setting-up of our phone system?
    Our staff will help you set up your phones and IT when you move in. Just let us know how you want your phones to work, and we will do our best to oblige. Should you require further technical assistance, we do have unlimited support available from our service providers.
  • Is there a meeting room?
    West Court Offices has one meeting room and this is available for our tenants to hire by the half day or full day. . Our meeting room includes conferencing facilities and a television which allows presentations to be displayed from a range of devices. We can also arrange catering for meetings provided by a local food supplier.
  • Is there on-site parking?
    Each suite is allocated between 1 and 3 reserved parking spaces according to the office size. There are also several spaces for visitors which are available on a first come first served basis.
  • How quickly can I move in?
    As quickly as you like! If we have an office available and you would like to proceed, we can move you in as soon as the paperwork is complete.
  • Who is responsible for the cleaning of the offices?
    The communal space, toilets and kitchens are cleaned as required. You will be given the option to have your office vacuumed once a week without additional charge.
